I just wanted to take a moment and send you feedback on my experience with your group, as I just closed my first loan with your company. I have to be honest, when I initially started the process, I was a bit uneasy and confused over alot of things that were initially requested, (like the deed), but I got all the required information for the initial underwriting approval and we got the ball rolling. It was a very nice deal of 47% LTV, with a very strong client. Even after the initial approval, I was not 100% sure I was going to keep the loan with Athas, based on how I had to obtain my fees, and a couple of other things. That is when I had the absolutely, wonderfull experience of working with Yvonne Runyan. When I began working solely with her, I began to feel like I was working with a true Professional. I have been in the financing arena for over 15 years, and between corporate america and my personal businesses, I have worked with and managed hundreds of people, (probably more like thousands) and very, very seldom have I have the pleasure to work with someone as stellar as Yvonne. From her guidance, help with all the loan issues, timely response to all correspondance, she made the process of getting the deal done, a truely great experience. I never once felt like she was not 100% on top of everything, and that we would not get the job done. I even had one of my private lenders come to me with a better proposal than Athas had, (which I would have made 2 more points on for myself, since he only wanted 2pts for himself and Athas was charging 4pts), but because of my experience with Yvonne, I kept the loan at Athas and completed the process. Good Morning Athas Capital Group,

"THESE GUYS FUND NATIONWIDE DOWN TO $100K AND HAVE NO UPFRONT FEES!!!" (what my AE said about them) OMG....THIS IS NOT TRUE....IS IT??? (this is what I said)


I would like to thank you for closing and funding the 2 loans that we had in CT. I just want to say to all the doubters and haters of Athas Capital Group one thing...STOP IT!!! These guys are legit and close LEGITIMATE DEALS!!! Send them quality hard money loans (yes there is such a thing) and you will make money and have your clients happy. Now I will say that their due diligence can be a headache at times, but in this day and age after the financial crisis, what lender's isn't. The key for them as a lender is to plug all the holes in a deal so that when it does hit the secondary market, it doesn't blow up like a grenade and kill our financial system and careers for a second time. These guys care about this stuff, because the principals lend their own capital. As a broker submitting them deals, it is your responsibility to due your own due diligence and underwriting before you send them anything.

I did some research online about them, and read some pretty nasty things that brokers said about them. But there was one difference: the way they defended themselves and had proof to back it up. That is something you don't see on these mortgage blog forums. I have to admit, I was a little scared, but I knew I had a solid deal with a solid borrower, so if these guys were the deal makers my AE said they were, they would close these 2 loans.

Second thing is THEY ARE A REAL LENDER WITH A REAL OFFICE. My office is in Sherman Oaks CA, which is about 10 miles from theirs in Calabasas CA, but our firm is based on Wall Street in NYC, so to be honest, we had never heard of them.

Let me tell you this short story, Brian at Athas had me get some original copies of bank statements from my borrower to clear their worries that the borrower may not have had funds to close. After much wrangling with my submitting agent, she was able to get the borrower to comply. Not one myself to just take someone's word for it, I told Brian, that if I got this document, I would like to deliver it personally, to see if these guys were really legit. This was my first time using them, and I was very unfamiliar with their process as it seemed at times somewhat closed off to me. By my surprise he said, "Come on up, I will see you when you get here..." So when I get there, these guys are in this state of the art facility, with the logo on the walls and take up almost 1/2 of the second floor of a gorgeous building in a very expensive office park. That impressed me, and when I got there, Brian himself took my documents and said he would get back to me in the morning, which he did, clearing my loan for closing and funding. Let me tell you, after the subprime bomb that went off 2 years ago and in the aftermath, this doesn’t happen anymore.

As fate would have it, in a twist of events, the seller of the properties in this transaction did not disclose some pertinent information about the payoffs. Brian, not one to hold in his steam, let off a lil rant, but as their professionalism would have it, they were patient, worked with me on the problem from the seller side, and we got the deal done and funded and yes I have been paid. They also protect your fees on the HUD, so your borrower cannot shaft you at the closing. I would say to any real estate broker worth his salt in the game, to give Athas Capital Group a try. These loans I closed were a combined $275K loan amounts and I’m sure these guys can go much higher than that. Who else is doing these small loan amounts, on mutli-family deals like mine no less and get it funded and DO EVERYTHING THEY SAID THEY WERE GONNA DO if I could deliver their stips???? I Can say, not many. The Excalibur (my company) brand name is known in the Northeast for closing deals and our own rigorous process of due diligence by the agents and loan officers who use us as their facilitator in the industry. As a wholesale and correspondent facilitator for real estate agents and loan officers of primarily a FHA, SBA and Fannie Mae conventional loans, we tend to turn down Hard Money deals due to the sheisters and hucksters that charge exorbitant fees and then disappear never to be seen again. We didn’t want that on our conscious or get sued for liability. But since we have been referred to Athas, these guys have proven that there is at least ONE private money funder in the game that puts the money where the deals are.

Go check them out in the Scotsman Guide, in the back of the Commercial and Residential sections under hard money. You will be glad you did. But I will tell you this, DO NOT SEND THEM A S****Y DEAL though and expect them to fund it, get denied and badmouth them online. Apparently some brokers have gotten into some legal hot water over this and their lawyers are pretty protective of their brand. So save yourself the trouble and due your own due diligence before you send over the deal. Their process may frustrate you at times, but if you know this game, and have quality deals in the hard money sector, you will be pleased and close your deals.

Thanks Brian, Yvonne, and Athas for being people and a company of your word. I don’t get a lot of hard money requests, but when I do, you will be THE ONLY call.

A-Paper parameters make a pretty narrow target with private money never cheap but frequently the only alternate route. That having been said I can tell you based on personal experience that Kevin and Brian O are the way to go and can get the job done.
